When should I replace my water heater?

Most gas and electric water heaters have 6 year warranties on the tank.  Extended warranties may be purchased, but since the life expectancy of a water heater is 10 years, Steakley Plumbing does NOT encourage the extended warranty.

You can extend the life of your water heater by draining a gallon of water off the bottom drain valve once a month, per manufacturer.

Also, the anode rod should be pulled every 2 years and checked.  Steakley Plumbing suggests replacement because the labor to remove and install in an old heater is the same, only extra cost of anode rod.  Water softener will shorten the life of a rod.

All water heaters by Code, electric or gas, have to now have an expansion tank.  When water is heated it expands.  This gives the heated water a place to go, versus popping the relief valve.
